The Lincolnia Planning District Study (Plan Amendment 2013-I-L1) was a multi-phase study with the first phase consisting of an editorial update to Comprehensive Plan guidance for the Lincolnia Planning District, concluding on October 20, 2015. The second phase concluded on March 6, 2018 with the Board of Supervisors adopting the Lincolnia Community Business Center designation. Phase III of the study began in early Spring 2018 to review substantive changes to Comprehensive Plan guidance for the Community Business Center and for the wider Lincolnia Planning District. A community task force worked with staff to review detailed analysis for Land use and Transportation recommendations within the newly designated Community Business Center.
On July 16, 2019 the Fairfax County Board of Supervisors voted to adopt the Lincolnia Planning District Comprehensive Plan amendment, concluding a two and a half year process to establish a new vision for the Lincolnia community. The recommendations envision mixed use, pedestrian scaled development in the commercial areas along Little River Turnpike and Beauregard Street.
